The contract of hire is between the hirer and the owner of the property for which the booking is made. are merely the advertising agents, the property owners retain full responsibility for the management and safety of the properties at all times as well as the provision of the advertised facilities.

The hirer shall be made subject to these Conditions, hire being for holiday purposes only.

1. Guests must arrive at the pre-arranged and mutually agreed time.  We require that you vacate the property by 12.00 Noon on departure day in order that we have time to clean the property and arrange laundry for incoming guests.  Key arrangements and directions will be given to you in advance of your holiday.  Takeover time is from 4.00 p.m.
The change over day/arrival/departure time may be arranged by mutual agreement - in writing - if the villa has not been let in the preceding week.

All utility services and linen & house towels are included in the cost of your holiday. Please bring your own beach towels.
Great care is taken in the presentation and cleanliness of the property.  The villas will be thoroughly cleaned between lets and should you be staying for two weeks, extra linen will be provided.

2. Payment
A deposit of 50% of the cost of the holiday, which is non refundable, should be made upon booking. The balance is due no later than eight weeks before the start of your holiday. It is the responsibility of the hirer to ensure all payments are made prior to the eight weeks before the commencement of your holiday. If the booking is made within eight weeks of the holiday commencement date, the full accommodation rental will be required.  Upon receipt of deposit, bookings will be confirmed at which time the contract will have deemed to have been made and be subject to English law.  The owner reserves the right to cancel a holiday booking where a deposit has been paid but full payment has not been received eight weeks before the holiday commencement date.

3. Cancellation by the hirer
If you are forced to cancel your holiday due to unforeseen circumstances, you must telephone us immediately and confirm the cancellation in writing by email or fax.  Your cancellation is effective from the date we receive your written notification.  In all cancellation situations the deposit is forfeited.  We will make every endeavour to re-let the property but you will remain liable for full/part payment if we are only able to re-let part of the agreed period.  You are strongly advised to take out cancellation and travel insurance for your holiday at the villa.

4. Cancellation by the owner
Your booking is accepted on the understanding that your confirmed accommodation will be available on the agreed date, however, the property owners reserve the right to withdraw their property from the rental market at anytime and retuning any payments made, should this occur, the owners, as well as, will not be held liable for any extra expenses or for any compensation.  Where “force majeure” (see No.12 below) arises the owner will have the right to cancel your booking.  We will endeavour to offer you an alternative villa but should this not be possible or you do not wish to accept our alternative offer, then we will refund all monies paid to us in full. 

5. Minors
We are unable to accept bookings from anyone who is under the age of 21 years.

6. Our Liability
No liability is accepted for any injury, loss or damage to guests and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents. No liability is accepted for any alterations or changes to the properties between the time of booking and occupying the properties.

7. Number of Guests
Your party numbers must not exceed the maximum number each villa is designed for regarding beds/sleeping capacity.  Should your party exceed the numbers, the entire party will be asked to vacate the property immediately.  The owner reserves the right to refuse admittance if this condition is not observed.  In addition, the owner reserves the right to refuse entry/bookings from any guests who may, in the owners’ opinion, be unsuitable for the property.

8. Pets
We regret that no pets are allowed.

9. Smoking
In order to minimise any fire risk and to preserve the health and enjoyment of other occupants we request that you do not smoke inside the villas.

10. Hirer’s Responsibility
The hirer is responsible for taking care of the property during their stay.   All equipment and contents must be left clean and tidy on departure, with the exception of linen to be laundered.  The property must be securely locked when you are out and care taken not to expose the property to any fire risk.  The owner reserves the right to enter the property at any reasonable time with or without any maintenance staff for the purpose of any repairs, in the event that they become necessary, although your right to privacy will be respected.

11. Damage
Any damage/breakages are the responsibility of the Hirer and the cost, based on replacement value, payable upon demand from the property owner.  The owner reserves the right to repossess the property at any time where serious damage has been caused.   Minor breakages are not usually charged for.

12. Force Majeure
The owner cannot accept liability or pay compensation for happenings beyond its control, such as a breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, damage resulting from land or property  subsidence/movement, exceptional weather conditions.

13. Problems
Should you have any problems during your stay please contact the property owner or his/her representative.
